General Inclusions


• 6 year structural warranty period • Tender period based around land registration date • HIA new home building contract • Site Inspection • Site Contour Survey • Full soil test and Engineers footing and slab design • Building licence and insurance during construction • Fixed price for cut and fill over standard cleared block, with up to 1.0m fall - M&S class slab • Storm water and sewer drains as required • General permits and approvals • BASIX energy certificate • 90 day maintenance warranty • 6 year structural guarantee • Pest control treatment and certification (non Chemical) • Home owners warranty insurance • Scaffolding, void protection, roof rail fall protection as per WHS requirements (for blocks up to 1.0m fall) • Site security fencing to perimeter of block • 90mm frames to entire house

• Architecturally designed kitchen layout to suit selected home design • 900mm stainless steel fan forced multifunction oven • 900mm stainless steel gas cooktop (subject to gas availability) • 900mm stainless steel canopy rangehood • Microwave • Dishwasher • Splashback tiling from benchtop to underside of overhead cupboards • Bulkhead over cupboards in kitchen (where shown on plans) • 20mm stone benchtop (from builders range) • 4 drawer with cutlery or utensil tray • Comprehensive range of laminate colours • Select chrome handles (from builders range) • Stainless steel bowl sink with chrome sink flickmixer (from builders

• Concrete slab designed by a structural engineer • Engineered and certified 2600mm high ceiling frames, beams and trusses • Sarking to underside of roof • Non-chemical termite treatment to perimeter • Face brickwork from standard builders range • Concrete roof tiles from standard builders range, colourbond roof available if requested • Aluminium windows with keyed locks throughout, plus obscure glazing to bathroom windows (as per design) • Timber entry frames • Colorbond metal fascia and gutter • Sectional Colorbond door to standard widths and colours • Water tank including pump and connection (only in nonrecycled area) and as per BASIX • Garden taps to front and rear of home




Miscellanious
